How to set up a longer term tenancy and to avoid back-to-back rentals over years

Generally, we get used to have both landlords/ladies and tenants agreeing a tenancy (an assured shorthold one) for six or twelve months with the possibility to renew it if both contractual parties agree the extension or rolling terms. Yet, there is another possibility whereby the two parties can agree from the onset or in the course of their tenancy to a longer term tenancy period for at least 2 years but less than 7 years.

~ Pros and cons about a longer term tenancy

There are pros and cons about a longer term tenancy. The pros are, it provides a stable income and savings in terms of effort and time for landlords/ladies. The cons are there could be a lack of flexibility, legal obligations to perform and low rent. These pros and cons can provide the reasons for landlords/ladies and renters to consider or not to consider a longer term tenancy.

For other reasons than just the above mentioned pros and cons, both landlords/ladies and renters may or may not want to take the option of longer term tenancy business model.
