How to weather bad times to rent a property and save in good rent-a-property times

 

This week we are working with home seekers to find out ways of weathering bad times to rent a property and saving in good rental times.

Weathering the times to rent

Home seekers can rent a property at any times of the year (Spring, Summer, Autumn and Winter).  There is no a particular season to rent as such, although there are times when the rental market may be favourable or unfavourable to particular home seekers. Besides these favourable or unfavourable markets, there are personnel circumstances that can provide the reasons for the timing to rent.

Reasons that contribute to the season to rent

There are times when the rental market conditions may seem not going to home seekers’ direction for various reasons; conditions which may include the following: 

• Budget constraints

• Home seekers need to give notice where they are living

• Academic or employment reasons

• Health conditions

• Family motives

• Economic crisis

• The coronavirus and lockdown situations

Etc. 

For all these various reasons, home seekers may choose to delay or anticipate the rental decision to take up tenancies of a property, in relation to their personal circumstances and conditions of life.  Let us focus on few of these reasons.

Reason linked to the Russia-Ukraine conflict

To the above personal circumstances, it can be added special events like the conflict between Russia and Ukraine, which has led or exacerbated the rises in the prices of energy and food.  When energy (like electricity, gas and water) increases, the cost of renting also rises.  Some landlords/ladies have already notified their tenants that from April 2022 rent will increase.

Renters who may be affected or feel impacted by this crisis may rent or delay their decision to rent depending on the evolution of this conflict.  Those who can afford may not bother about how this crisis is affecting the rental market.  They may rent anyway, like it or not.   

Many home seekers may be asking whether or not this is the right time or season to rent.  Like any other needs (such as needs to eat, dress, drink, etc.), everybody needs somewhere to shelter no matter what is going on in the Black Sea between the Russians and Ukrainians.  Right time or not to rent, this is a matter of personal decision.

Reason relating to the coronavirus 

Home seekers can as well try to think whether or not to rent now as we are in the phase of Living with COVID-19 in England.  For those who really need a place to live, the current phase of the coronavirus does not matter for them. In fact, finding a shelter could help them to better manage their personal circumstances during this phase.

Easter rentals

The same can be said about the Easter time.  Some home seekers may find that it is better to get somewhere to stay and spend Easter in a new home.  On the contrary, the same time may be unsuitable for others.  It is all about weathering the times to rent.

Spring is another favourable season of the year for home seekers to hunt for properties to let.

If you are a landlord/lady, there are various reasons to consider letting your properties to home seekers at this time since the coronavirus restrictions have been eased. There are reasons to do this.

Reasons to consider letting this Spring 2022

They include the following:

It does not matter whether or not there is a big or small stock of properties to let.  What is a decisive factor is home seekers’ willingness to rent.  Their will can command the rental transactions and the exchange of contracts.

• Ineffective market uncertainty

Despite the current uncertainty linked to the rises in the price of energy, food and the base interest rate; for those who are really looking for a place to rent, this uncertainty does not affect their willingness to move and have somewhere to live.  They will still take the risk to rent.

• Risk-averse home seekers

Home seekers who are exposed to property market uncertainty, they may think that it pays off to rent now as they need a place to live now rather than waiting after the uncertainty.  They may assume that the probability of finding or not finding the property they want will still the same now and after the uncertainty.

• Good deals on the market

When economic agents (e.g. home seekers or movers) are keen to proceed with their rental applications, there is always a chance to get good or fruity deals as far as letting is concerned.

How popular are new-build flats amongst low income families?

This week, we are continuing our Winter campaign about affordable homes for low income families with new-build flats, particularly whether they are popular or not amongst this type of families.  To that end, we are working and conducting a survey about the popularity of new-build flats amongst low income families.  The information that we will receive from this survey will help us to help these families help themselves in search for affordable new-build flats to rent or buy.

Pros and cons arguments about new-build flats

There are arguments for and against new-build flats.  New-build flats could be popular amongst young families.  This could be obvious for young families who have just started life with small children and wishing to live in a newly built property. 

However, is this popularity of this type of accommodation the same for low income families with teenage children (being between the ages of 13 and 19)?  The answer could be difficult to give since there are low income families of different categories.  There are young, middle and old families. 

For families with grown up or teenage children, the popularity of new-build flats depends on many factors such as affordability, spaces, size of rooms, structure of the building , location, character of the building, features, garden, quality and specification of the new developments, busy traffic, the community feel, etc.

For some families, they may prefer the character and features of older properties. Flats in older properties can as well have more spaces and offer convenience, especially when they are Victorian-like.

For others, they may like a brand-new property since they think this type of property can help to save money on running costs and provide the kind of homes they would like to live in.

For those with teenage children, it will depend on whether teenagers have enough space in their bedrooms or the balcony is fit for teenage purpose or there is any playground for teenagers nearby or the teenagers have to travel miles to play in the park.

Mixed stories about new-build flats

Often, we receive mix stories about the new-build flats when these families approach us for accommodation.  Some are happy while others speak about the small size of bedrooms in some of the new-build flats as there could be a tendency from the builders and developers to economise spaces and save the natural environment.
