How the year 2021 has gone for Home Relief, Landlords/ladies, Home Buyers and Renters

The current post, which is the 52nd of 2021, is a look back at what has happened in 2021 before entering the New Year.  In order to look back at it, we are going give a brief summary of the year together with the themes and campaigns that made it, as well as the main takeaway from it.

∗ The Year’s Brief Summary

During this ending year, most landlords/ladies and renters (the ones we know), have been preoccupied by the need to get back to normal in-person lettings and rentals, as well as how they can recover from losses incurred because of the COVID-19 and its severe hit on the property letting and rental market.  They also had concern about the way of successfully integrating COVID-19 protection rules into future lettings and rentals as well as how to adapt or transition to virtual lettings and rentals since the coronavirus has not shown any signs of abating.  

During this post-pandemic year, we have engaged with landlords/ladies, home buyers and renters with support and advice in the process of recovery from COVID-19.  There have been mixed stories in terms of outcomes stemming from this engagement as follows:

∝ Some landlords/ladies, home buyers and renters have succeeded in turning things to where they were before COVID-19 started

∝ Others are still struggling to get back on their feet on the property ladder

∝ Still others are showing some signs of recovery

∝ Others even more are displaying the total lack of recovery as COVID-19 has far reaching ramifications in the letting or rental lives.

Most of the points developed in these themes and campaigns are the reflection about concern and problems expressed by landlords/ladies, home buyers and renters regarding the post-pandemic recovery.  Their concern was/has been how to build back and forward from the coronavirus pandemic.  As a result of their concern and expression, we developed the above themes and campaigns (including the ones that have not been listed here) to work with them so that they could mitigate these problems while helping them protect their investments and have a peace of mind.

What festive messages do we have for both landlords/ladies and renters?

 

We have the following messages for the festive period.

* Queries and Enquiries

During the Festive holidays and the time of restrictions relating to new COVID variant (Omicron variant), we will only handle online queries and enquiries. 

Most of our property services are scaled down around this period until the New Year.   This scaling down is even pronounced now since restrictions have been toughened in England to slow down the spread of COVID-19 and its Omicron variant.  People should expect delay from us in returning their calls or e-mails or even texts.

* Opening days and times

Following the new COVID-19 restrictions, we are only open online 24 hours and 7 days a week.

* Home seeking applications

Home seeking applicants should be aware the following: COVID-19 restrictions have been toughened; the wearing of masks are now mandatory for certain parts of the non-essential economy; and home working is part of extra COVID-19 rules.   

For those looking for homes to rent, please do not hesitate to text or email Home Relief your home seeking applications.  We are aware that not everybody has got a home to live this festive time and at this challenging time of the new COVID-19 restrictions.  If you are one of them and looking for accommodation, do not hesitate to contact Home Relief.

* Letting instructions

For those landlords/ladies and home owners who would like to instruct us over this festive time, please do not hesitate to text or email Home Relief your intentions to instruct.  However, you should be aware that there are new restrictions to slow down the spread of COVID-19 and its Omicron variant. 

We shall add your property details to our property-to-let book.  We will proceed to lettings safely and healthily.  

Likewise, landlords/ladies and home owners who would like to recommend Home Relief to their friends and families for letting instructions this festive time, they can do so.  Home Relief would be pleased to take their instructions and proceed further.

* Home-buying advice

As mentioned above, our advice service to home buyers is as well scaled down this time of the year.  Those who are looking to buy a home in the New Year, they can still text or email the areas of home buying process they would like to seek advice.  Depending on the matter and individual case, we shall get back to them as soon as we can. 

Potential home buyers should as well be informed that there are new restrictions to slow down the spread of COVID-19 and its Omicron variant.

If you have any maintenance problems, please do not hesitate to contact us.  However, we would like to stress to you that most of our maintenance service providers are already on holidays.  Only a few of them will be available.  Also, due to the new COVID-19 restrictions; it is better to check first with us about the kinds of maintenance eligible or permissible within the context of new COVID variant restrictions.

Backing your rental offer up

How to get your rental offer accepted

This week, we are looking at with renters how to back up their offer and get it accepted by the end of home seeking process.  However, before finding out how to get their rental offer accepted, let us start by clarifying the meaning of offer and issues surrounding it.

What is an offer?

An offer is simply what you as a renter are prepared to pay for the property in order for you to rent it.

How do you make this offer?

You can make this offer verbally or in-person or by phone or by e-mail.

What do you need to be aware of before and after making an offer?

You need to know the following:

∝ There are other renters who are looking for a property to rent and some of them can make a higher offer (e.g. gazumping) compared to yours, even after you have already made an offer

∝ Offers can be subject to contract and or to survey

∝ Your need to define your budget ceiling before making any offer.

Etc.

Backing your rental offer up

We see so many home seekers viewing properties and showing interest or making an offer on a property.  For some of them, their offers end up accepted.   For others, their offers fail short to go through or simply do not reach the completion stage.

It is known that any rental offer on a property would compete with other existing and potential offers in any ends (high, medium and low) of the market.  Therefore, renters need to try to back up their offer with something tangible (like additional security) so that they can maximise their chance or succeed in their bit to rent their ideal property. 

In particular time like of festive season, this back up is even crucial in a property market where every home seeker, let alone those with ordinary or modest incomes, is hunting for the best possible festive deal to make their housing ends and needs meet before the end of the year if they are planning to move by this time.

Monitoring the progress of your rental offer

It is not enough to make an offer, although the practice is that once an offer made on a property is accepted, this property is labelled as under offer and eventually withdrawn from the market until final completion. 

Home seekers need to back up their offer to increase the chance for their rental applications to reach the final stage.  They need additional security for their rental offer to be converted into a buy.  They need to closely monitor their offer made and follow its progress and development. 

For some landlords/ladies, once an offer is made, the property is put under offer (or on hold) and they are not open to listen to other offers.  For other landlords/ladies, it is not the case.  They can still open their minds to other counter-offers until they get the best possible deal.  They may as well think that renters can still change their minds.

A learning week for renters

This week, renters can learn or relearn the way of backing up their rental offer so that their offer reaches the conversion stage.  They will also have the opportunity to understand the rental selection process and criteria in order for their rental applications to be considered instead of that of their competitors.
