How to effectively respond to maintenance issues

Property maintenance is one of the important areas of any tenancy survival.  It is also an area of controversy or dispute between the two sides of tenancy agreement (landlord/lady and tenant) when it is not properly handled, particularly when maintenance calls are not well responded or simply ignored.

As part of our work on better relationships between landlords and tenants, we will be working with landlords/ladies to explore ways of improving responses to maintenance issues.  In this search for improvement in responding to maintenance calls or issues, we shall look at the following points:

The reasons that push some landlords/ladies not to respond or delay maintenance calls/issues

∧ Why some landlords/ladies do not properly maintain their properties

∧ Types and levels of maintenance issues and how to prioritise them

∧ The consequences of not responding to maintenance issues

∧ Ways of improving responses to maintenance issues

The benefits of responding to maintenance calls and issues



One can hope that at the end of this week’s work, landlords/ladies will be able to

develop a smart maintenance plan

√ prioritise maintenance issues from minor to moderate to severe ones

√ better listen to their tenants’ maintenance requests

√ positively act on maintenance issues 

√ improve the average time it takes them to respond to maintenance issues 

√ reduce delay in responding to their tenants’ calls

√ above all, carry out maintenance work that their property requires.
