ROOM RESERVATION

Room seekers can reserve their rooms to rent with Home Relief to plan ahead. 

There are various reasons which may motivate you to do so.  You alone know about your personal conditions and circumstances.  However, we may think of the following motives: change of jobs, start of a new academic year, relocation, health, transport or travel convenience etc.  It could be you just want to change your current accommodation to a new one or another one.

Regardless of these reasons, starting to look for accommodation earlier makes things easier.  In particular, if you are planning to move out after summer holidays and start the Autumn term in a new room or shared property.  You can search now so that by September and October you know where you will reside. 

You can even make your plan goes further by reserving room.  You can reserve it without paying any thing.  However, if you commit yourself by paying a reservation fee this could indicate you are taking your rental application seriously.  You are committed to go ahead with your application to rent. 

What is a reservation fee?

A reservation fee is a holding deposit put down to get exclusive rights to rent a property (here room) under certain conditions and at an agreed price.  Among these rights, there are: Home Relief working for you to find a room for you, a good range of properties to view, viewings accompanied, more time and freedom to choose a room etc. Reservation fee implies that once you accept the property, this will be taken off the market.

How to Get a Fairly Good Rent for your Property?

This week we are working with landlords/ladies and home owners to determine ways of setting up decent rent levels regardless of seasons.

Before issuing a tenancy (for example an assured short hold tenancy agreement), it is advisable to seek expert advice about the levels of rent that your property can generate.  It is important to seek this kind of advice so that you do not charge more or less than what your property really deserves.  This helps to avoid any potential conflicts with tenants over level of rent (such as unpaid rents or rent arrears) in the course of the tenancy period.  

Rent advice can be obtained from various sources or experts on the rental market.  It can be given by a local rent officer, a letting agency, a rent valuation office etc.  You can even get it online through some websites having properties rent valuation features.  Some of these rent services are free of charge without obligations.

However, what we are undertaking this week at Home Relief is not only fixing a rent for a particular property.  We are trying to develop a rent policy for our clients so that their properties could command a rent level that is fairly good or decent irrespective of seasons (i.e. Winter, Spring, Summer, Autumn, busy, not busy etc.).  Why?
