PV Panels to Heat Water

In the last series of Tips for Digital Technologies and Home Improvements, we would like to raise awareness to landlords/ladies about alternative options to heat water through technologies that use clean energy.

Generally speaking, most of the properties to let on the market would have a central heating system with radiators on walls or electric heaters (stand alone or connected to the mains plugs).  To the above, there are alternatives.  One of them is solar photovoltaic (PV) panels that can be used to heat water.  To do that, it requires a fitting diverter. 

Already there is an increasing number of properties with PV panels; properties which tend to be landlord/lady residents.  As the rental market develops, there could be an increasing demand or trend towards properties to let with PV panels in the future. 

Solar PV panels have advantages and disadvantages.

Their advantages include:

  • Provision of clean and green energy
  • Solar Panels cost is currently on a fast reducing track
  • economically viable and environmentally sustainable
  • low operating and maintenance costs
  • totally silent, producing no noise at all    
  • an effective solution to energy demand
  • residential solar panels are easy to install on rooftops

Their disadvantages are:

  • intermittency and unpredictability issues
  • storage batteries problems
  • they require additional equipment (e.g. inverters)
  • increasing investment cost
  • Solar Panels have low efficiency levels
  • they are fragile and can require additional insurance costs

So, there are advantages and disadvantages deriving from solar PV panels.  However, if a property is fitted with solar PV panels to heat water, this technology can provide some benefits  such as

  • Double savings on bills and energy reductions
  • Reduced conflicts with tenants
  • Reduce energy poverty etc

These are obvious particularly when a large proportion of an household budget is spent on energy bills. This can create potential conflicts with the tenants and energy poverty.

Solar PV panels can be an option that one can consider and explore with energy saving specialists so that they can have their properties adapted to the rental market trending and development.  It is all about prices and benefits comparisons as well as the future.

Window Technologies

In a series of our Tips for Digital and Home Technologies to enhance landlords/ladies’ property lettings and management, we would like to add technologies linked to windows.

The purpose of these technologies and of us writing about them is to support our landlord/lady clients in their plans for home improvements so that they can protect their property-to let investment and gradually move with the technology to stay in the game as the landscape of rental market is changing.

When landlords/ladies are converting and or extending their homes to let, they may face with some choices to make.  The choice we would like to talk about here is the one concerning windows and new technologies linked to them.  In this regard, we would like to mention windows that are remotely controlled. 

As part of this week’s tips and advisory support, it makes sense to choose windows that meet your home improvements and letting goals while being mindful of the new technologies in the area of choice.   Your choice can be guided by a variety of windows which are

  • programmable with touch-screen remote control
  • equipped with a rain sensor
  • solar powered
  • retrofitable
  • convertible to electric operation
  • furnished with easy-to-clean coating feature etc.

Wi-Fi and App-connected Kitchen

Wi-Fi technology is now one of the selling and letting points for many properties offered for letting in the rental market.  The word Wi-Fi (Wireless Fidelity, Wireless Internet) is increasingly inserted in many ads for properties to let. 

Some landlords/ladies provide this technology on their rented premises to enable tenants to watch TV and to use computers or laptops as part of the tenancy agreement.  Others try to go further when renovating or improving their property-to-let to include Wi-Fi enabled domestic appliances in the fittings and furnishings.  Examples of this kind of domestic equipment include kitchen appliances.  Wi-Fi enabled kitchen consists of a range of products such as Wi-Fi connected ovens, app-connected cookers, Wi-Fi thermostat, computer-powered microwaves and refrigerators etc.    It is about smartphone-controlled and app-controlled kitchen appliances.

Wi-Fi enabled domestic appliances can be a good letting point for many renters.  This is particularly true for those renters who are busy in their daily life and or those who are looking for smart technologies for their next property to rent.  Amongst them, we can include those on low wages and those partly getting support from the welfare system as well.

Wi-Fi enabled kitchen appliances (such as fridge freezers, dish washers and washing machines) can be controlled and monitored via an app.  It is a game changer in the residential property letting market as living in these kinds of properties can provide some convenience.  The handiness of these appliances is that the kitchen can be remotely controlled without one physically being there.  

Already many tenants have been selected from their social media accounts besides the universal referencing methods such as previous landlords/ladies’ reference, employer’s reference, bank reference and social character reference.

Already many tenants use their mobile phones to search for local information or tradespeople or businesses, surf the internet, talk via an app like What’s, watch an online video, listen to music using Spotify etc.

Already many tenants are digital literate and able to cope with the convenience of using Wi-Fi enabled domestic environment.

Providing Wi-Fi enabled domestic appliances for tenanted properties can help protect your investment and keep your tenants happy.  Keeping pace with the evolution of technology for your letting business is a way better to stay in the game. 

Some landlords/ladies will remember how some time ago double glazed windows were a selling/letting point for marketing their property to let.  Today, a double glazed window is no longer seen as special feature although it is still a valid bargaining point in the negotiations for properties to rent. 

However, before one makes decision on a Wi-Fi for letting purpose, both the positive and negative sides of this decision should be fully explored without forgetting the financial impact of it.  This decision may revolve around the financial and happiness impacts for your tenants.
